Construction Project Manager

We are currently seeking a Project Manager (Construction) to join our team that is willing to learn and grow in a quickly expanding company. The Ideal candidate will have a solid background working in construction, full circle understanding in both steel structure & wood frame, and thorough knowledge of Part-3 building under OBC.

Job Description/Duties:

  • Ensure the project is executed according to plans, standards, specifications and regulations
  • Involvement with the overall architectural and civil design of the project
  • Contribute to the development of the project budget
  • Coordinate the contract bidding
  • Negotiate and issue prime contracts, subcontracts and purchase orders
  • Carry out all project’s contract administration in accordance with Company’s policies and procedures
  • Monitor project costs through change order and contract adjustment procedures
  • Develop recovery strategy when project schedule or budget are in foreseeable shortfall
  • Review and update schedule, cost forecasts and cash flow requirements with the Development Officer and Chief Accountant regularly
  • Establish project safety program
  • Establish effective working relations with Consultants, Subcontractors’ and other members of the project team to facilitate accomplishment of job accountabilities
  • Prepare and process general contractor progress draws, subcontractor applications for payment and consultants and suppliers invoices in a timely manner
  • Work with accounting department to ensure proper accounting coding, payments of progress draws and recoverable costs
  • Develop and maintain relationship with architects and engineers
  • Manage and harmonize interactions within the construction team including the tenants, consultants and contractors
  • Resolve project dispute in a timely and effective manner
  • Complete project closeout documentation for archiving or transfer to Operations
  • Follow-up on deficiencies in a timely and effective manner
  • Supervise and support other Assistant PM’s and PM’s
  • Liaise with building officials and regulatory agencies
  • Perform additional assignments/special projects per supervisor’s direction
  • Other duties as required

Required Skills/Experience:

  • Thorough knowledge of design; construction and development of Part-3 buildings
  • Complete understanding of construction drawings and specifications
  • Strong practical experience of all aspects of construction and technology methods, industry practices, estimating/budgeting, scheduling and safety requirements
  • Versed in the application of OBC
  • Full knowledge of construction contracts and related laws
  • Capable to resolve project disputes with minimal management assistance
  • Ability to prioritize workload and capable of handling multiple projects
  • Proficient in AutoCAD, Excel, Word and Estimating software a must
  • Experience in Revit is an asset, but not required
  • Valid G driver’s license and the ability to operate a motor vehicle in a safe manner while carefully observing all traffic rules and regulations
  • Excellent oral and written communication skills to effectively communicate with others
  • Ability to process complex time-sensitive data and information from multiple sources, following the project from inception to completion

Qualifications:

  • Bachelor’s Degree in Engineering, Architecture or Construction Management, Technical College diploma and/or Professional Designation
  • Minimum 7 years related work experience is required
  • Ability to speak, write, read and understand both English and Mandarin proficiently
  • Excellent organizational skills are required with attention to details
  • Ability to establish priorities and work under pressure to meet project deadlines
  • Solid report writing, communication and presentation skills
  • Effective problem-solving skills with a results-oriented approach
  • Strong analytical skills
  • Ability to work with staff, build and maintain good working relationships with a team
  • Able to adapt to change, exhibits flexibility and sound judgement
