Project Estimator/Cost Controller

95 Development Inc. is one of Toronto’s most innovative and leading construction companies specializing in high-quality developments with a focus on architectural quality and service excellence. We are currently seeking a Project Cost Estimator/Controller to join our team that is willing to learn and grow in a quickly expanding company. The Ideal candidate will have a solid background working in construction, solid understanding of building envelope and mid-high rise construction experience.

Job Description/Duties:

• Drafting conceptual and detailed design for various projects
• Preparing material take-offs with corresponding drawings’ specifications
• Must have solid experience working with building envelope and below grade, roof and foundation waterproofing
• Discuss the scope of new projects and drawings/designs with Management
• Prepare accurate descopes and validate revisions, changes, and additions to the request for proposal with architects, consultants, clients, suppliers, and subcontractors
• Review contractor bid packages
• Familiar with both steel and wood frame structures
• Resource for project managers and sales representatives as the project progresses
• Accurately calculate, time, labour and material costs
• Estimate and price jobs with a high level of project coordination
• Interpret and explain plans to the selected construction team
• Study job specifications and construction documents to determine appropriate construction methods. Then, evaluate construction methods and determine the cost-effectiveness of plans
• Develop, implement, and maintain monthly cost, revenue and cash flow reports for the project
• Review and endorse progressive construction payments
• Prepare, validate, and maintain cost estimates, revenue forecasts and budgets
• Analyze variances between budgets, forecasts, and actual results
• Inform management about cost trends and propose appropriate recommendations
• Review and approve supplier invoices related to the project
• Help to create a complete and accurate estimate for each project
• Other duties as required

Required Skills/Experience:

• Experience in construction estimating
• Experience working in exterior build
• Experience preparing accurate take-offs
• Ability to read and understand blueprints independently
• Proficient in AutoCAD, Excel, Word and Estimating software a must
• Experience in Revit is an asset, but not required
• Valid G driver’s licence and the ability to operate a motor vehicle in a safe manner while carefully observing all traffic rules and regulations
• Excellent oral and written communication skills to effectively communicate with others
• Ability to process complex time-sensitive data and information from multiple sources, following the project from inception to completion

Qualifications:

• Graduate from recognized engineering, architectural or construction management program is an asset
• PQS designation or equivalent required
• Minimum 5-years related work experience is required
• Ability to speak, write, read and understand both English and Mandarin proficiently
• Excellent organizational skills are required with attention to details
• Ability to establish priorities and work under pressure to meet project deadlines
• Solid report writing, communication and presentation skills
• Effective problem-solving skills with a results-oriented approach
• Strong analytical skills
• Ability to work with staff, build and maintain good working relationships with a team
• Able to adapt to change, exhibits flexibility and sound judgement
